STEP FIFTEEN: there are regulated foreclosures in Costa Rica. You have to know where to look, but they can be found through the banks.

STEP SIXTEEN: Don‟t believe the people who constantly say you shouldn‟t buy because of risks of government seizure, changes in the laws, or “squatters” here. There are risks anywhere in the world when you buy property. The important thing is doing your homework. Even in the States now there are risks to buying property because of impending tax increases and more potential downside pricing. Do your homework first and know the pros and cons first.

Okay, by now you should be able to see that there are an awful lot of ways to save money from the traditional “visit a realtor” option or the “fall in love with a website” option. Yeah, some of them take work… and many of them are impossible for a lot of you. But face it... it helps to know what really goes on behind the scenes.

I think that you can also see why Rhonda and I take a lot of heat. If you were a realtor having a tough time, would you want this article to be plopped in your lap. I don‟t think so. So yes, the negatives and gossip will probably continue. I would be surprised if it didn‟t.

But at least know where it came from and why it happens… and maybe realize that there are two sides to every story. What is possible if you are looking for a rock bottom price? Well, here are a few actual “real life” examples:

  1. 1Mountain and ocean views… two acres, near great medium sized town. Build a smaller two BR house… can be done for less than $70-75K and it is a house that almost any gringo would be comfortable in.
  2. House on the beach… preconcession… less than $35,000. Honest.
  3. House on an island, VERY liveable… with beachfront and phenomenal views… two for around $25,000.
  4. House of 1000 sq. feet with phenomenal views in the mountains overlooking Grecia, small lot, decent shape , liveable as is… $25,000. Honest. Sold within a week.
  5. House of almost 1800 sq. feet on a gorgeous central pacific beach… only 125 yards to a fantastic surfing beach. House was up for sale two years ago for over $300K… just sold for $130K.

Steal of the year for this beach.

Are bargains out there? You bet there are. But they won‟t fall into your laps. You gotta work for them. Let us know if we can help you .
