Grecia is known to be the "cleanest city in all of Latin America". It is home to over 50,000 and sits in the shadow of the Poas Volcano with mountains sloping up from the town itself. It is 45 minutes from San Jose and less than one half hour from the International Airport.
The town is dominated by the huge "red metal" church and town square. And even though it is less than an hour from San Jose, tractors still rumble through the streets with their loads of sugar cane and coffee. In many respects the town is still the same today as it was 50 or even 100 years ago... and its low crime rate indicates that.
The property is 10 minutes from the center of town, offers privacy and yet is still only minutes away from hospitals, markets and shopping. This property is available now for less than $50,000. It includes nearly 21,000 square meters (almost four acres), a house (which needs remodeling although presently rented now), a forest, coffee plants, and a river at the bottom of the property. And best of all.... the views.

Building versus Buying
Many of you reading our newsletters or having only minimal exposure to us may be a little confused as to why we talk so much about building vs. buying. Well, it is very simple: there is a decided shortage of existing housing in Costa Rica that is suitable for American or other foreign buyers. Most of the housing for sale is outrageously overpriced. If you are one of the few that is willing to pay a large premium, as much as 250%, for a ready-to-live in structure READ NO FURTHER.
Our basic premise has always been value. We believe in offering not only the best values in property but also the best values in the physical housing. We simply ask the following question: "Do you really think that a Tico family with an income of perhaps $500 per month will pay a premium for a house?” It is a question that most of us just simply do not think about. When Ticos want a home, they build. It is that simple.
"But isn’t it difficult with the language barrier and all of the rules and regulations?" Answer: it is as difficult as you want to make it. The average Tico will pay about $15,000 for a home of about 1000 sq. feet. And yes, it has nearly all of the amenities that ours do. Maybe not hot water or upgraded fixtures or marble countertops but those are actually not that expensive. I have also attached another photo of an upper class Tico home of 2100 square feet complete with atrium, sunken living room, jacuzzi, and many upgrades -- Cost?? About $50,000. click to see picture
"But isn't it risky?"
Answer: it is actually less risky than in the States. You can build with a legal, enforceable contract specifying absolutely no cost overages. And a typical time of construction is less than six months and closer to four. AND, if you are concerned about the quality, you should definitely check out samples of past work... and get referrals.
“What are the real risks and what kind of protection do I have?"
Answer: Come here and view houses currently under construction. Ask us how you can be totally protected against ANY loss whatsoever. That kind of protection does not exist anywhere else. You will be able to build your own custom designed home for far far less than you probably even dreamed of AND you will be totally protected against loss.
Hopefully this answers the questions of why we recommend building versus buying. Oh, one more thing: plan on viewing our house too as we built for less than $25 per square foot too and have shown our home to hundreds of people and no one has had any negatives as of yet. We put our money where our mouth is.
Prognostications
Election time in the States is nearly upon us. Tempers are running high and we cannot recall a time when either candidate evokes such a violent response, either positive OR negative.
What does it mean? Very simply, it means that no matter who wins, a large number of people are fed up. The boomers, who have already begun to discover Costa Rica and overseas living, will continue to flock to Costa Rica in increasing numbers... to take advantage of all that Costa Rica has to offer.
So... if any of you have been considering Costa Rica, even half heartedly, either as an investment, a vacation home, or for relocation ... consider it even more seriously now...because here is what we see:
1. Beachfront property will continue to rise...some areas more than others. Affordable oceanview and beachfront property will become rare. Please, if you have an interest in affordable Pacific OR Caribbean oceanview or beachfront ASK NOW. We do have lots available as low as $15 per square meter with the average being around $20. These are in areas with the most potential. And they are definitely limited, because everybody wants the same thing.
2. Land in the Central Valley will rise, albeit slower than ocean property. Gringos will continue to overpay because they don't know any better and it is still cheap by comparison. The Ticos will note what is happening and will hold out for higher prices. Count on it.
3. Because of the rate of inflation here (average 13% per annum) land ten years ago that sold for perhaps 25 cents per square meter today is selling for $3 or $4. Granted, projections of this type are not always reliable but it illustrates what Ticos expect land to do. And they control the markets.
Whatever your decision regarding Costa Rican real estate, make no mistake... Costa Rica will remain one of the premiere retirement and vacation destinations for Americans and other foreigners... because of its stability, beauty, low cost of living AND its people

1. You can live extremely well for far less than $2000 per month and many do well on their social security pensions
2. Land and property here is available for far, far less than you will see on the internet. It IS possible to buy and build a home here for less than $40,000. And the half million dollar home that you see on the internet, in all probability, can be built for less than one third of that amount. Ask us for details.
3. Costa Rica is stable politically. 25% of its land is set aside for national parks. The diversity of its flora and fauna is astounding ...not to mention the countless changes of climate and geography even within a few miles of each other.
4. Costa Rica’s people are genuinely friendly. For the most part they all respect the United States and virtually all have relatives or friends that have lived there in the past are live there at present.
5. The climate is great. There is a climate which is suitable for nearly everyone.
