Late May newsletter…continuation and update

Real estate sales have slowed somewhat because of the onslaught of rainy season and because there is typically a slowdown after Easter and before the summer vacation months.   We are getting a lot more “tire kickers” now, which will translate to buyers down the road.   We always get the proverbial “time wasters” but honestly feel that everyone deserves an opportunity to see what Costa Rica is “really like”.
Those of you too, who wonder “how much do things really cost?” and “can I really make it in Costa Rica if I don’t know anyone or know any Spanish?”…start asking questions.   We don’t have all the answers but if we don’t know, we can usually find out.   And it really is important to know things like “is there really a two tier pricing system in Costa Rica?” and the fact that the entire system of commerce here operates on a system of referrals and commissions.   And maybe you really need to examine the great referral you got from that great guy who operates the website for “no real gain”…and ask him what kind of a commission he gets for the referral…or the tour guide who introduces you to a great development who is owned by a friend of his ( is it really a good deal or is he saying it simply to collect a quick 5%?)…inasmuch as you are on your own here…please remember that we WILL answer questions and we will answer them honestly.    And no, we will not give opinions on other’s developments …it is your job to figure out those answers.    I can tell you that our website gives you a great many tools to ferret out your answers.    Sometimes it is frustrating that there is no really easy way to get “true and honest” answers but please remember that this is the way “things used to be back in the old days” before government took over so much of our lives.   Once you get used to it, it is really kind of refreshing.
Enough of my ramblings…thanks for your patience.

Listings and comments on offerings:

1.      The urbanization participation has been sold and the house in Naranjo has been verbally reserved.

2.      Half an acre in the mountains above Grecia…on a main road…stunning views …private…gently sloping.   This is a fantastic lot that could easily be subdivided or …there is enough room to spread out and build your own paradise.   Around $50,000

3.      Almost 30 acres of jungle, river , pasture and some of the most gorgeous view property in the country.   About an hour and 15 minutes away from Grecia near Rio Cuarto.  Wildlife galore…howler and whitefaced monkeys, pizotes,  toucans, parrots, and literally hundreds of species of birds.  Only five minutes from a small town of perhaps 5000 people but with a medical clinic and all amenities and about 35 minutes to San Carlos .   There is a river , two waterfalls and huge huge trees that grow along the boundary of the property.   The property begins in a valley and rises to the very top of a small mountain…with views stretching all the way to the Caribbean, Lake Nicaragua and the Arenal volcano and the entire San Carlos valley.  This property is worth ( on the marketplace ) in our opinion, at least 50% more than the owners are asking.   It is worth holding…or building your own estate…or your own development.   This is a very very rare opportunity.     Under $100,000

4.      This offering too, is one of a kind.   We know that many of you think that a Bed and Breakfast here offers a rare opportunity to enjoy life AND earn a living.   Honestly, most B and B’s are not worth anywhere near their asking prices…most are grossly overpriced.  Well, this is a FORMER bed and breakfast which has ceased operations because the owner did not want to comply with municipal request to put in a chemical septic system.   The B and B sits on a river and is a rarity in Costa Rica…it is titled.  It is only a 5-10 minute walk to the pacific ocean and is set in a birder’s paradise.   This operation used to be known the world over ( literally!) as being the best location for bird watching in the country.  The owner used to guarantee that if his tours did not yield at least views of over 100 different species, there was no charge for lodging.   Current asking price is $150,000 but we think the owner will take less.    If you have wanted a bed and breakfast but don’t want to spend $500,000…

take a look at this one because IT IS EVEN BETTER.

5.      A great house in the mountains overlooking Grecia…with well over half an acre of land.  The house is decent sized with 4 BR, good sized living and dining area and well appointed kitchen.   Higher than normal ceilings, good sized rooms and well kept up.  This house is a superb buy at less than $85,000.

6.      This last one is a little unusual too because it is higher priced than our normal offerings.   But in keeping with our policy of ensuring that it is a good value …a 3 BR , 3 bath home high in the mountains overlooking Grecia…a gorgeous, extremely well built home of over 2500 sf,  gorgeous kitchen, fireplace , office and much more.   The house is literally an estate because it sets on almost two acres in a gated community of only three homes, one of which is currently for sale for over $1,000,000.   There is security available and on site 24/7.   The grounds belong in a magazine and are stunning.    There are huge amounts of trees and a river rushes along the bottom of the property which overlooks the entire Central Valley.   This property is truly one of a kind and is for the person who wants privacy, security, beauty and surroundings that are the best in this area.
$389,000
